Don’t Forget the A/C!

As October quickly approaches and outdoor temperatures drop, it’s time for your air conditioner units to take a much-needed break for the colder seasons. As you prepare your property for chillier weather and (dare I say) snow, however, it’s imperative to take care of your air conditioner, too! Read on for some tips and tricks to protect your system throughout the winter:

  • shutterstock_10143169-resized-600Remove window air conditioner units: Hot air can escape through tiny gaps in your windows with portable air conditioning units. At the end of the warmer seasons, remove the unit and install weatherstripping around windows if necessary. If moving the units is not an option, it is important to seal and gaps you may find.
  • Cover the outdoor unit: To protect the system from freezing winds and snow, use a weatherproof cover, The cover will also keep ice out of your equipment, reducing rust and overall wear.
  • Clear and clean the area: Remind your staff to rake any leaves or debris that may have accumulated around the base of the outdoor air conditioning unit. You can also clean the fins and coil with your garden hose.
  • Drain water hoses: If your air conditioning system has a valve to shut off the water, close it after draining all of the pipes and hoses.
  • Get a new air conditioner: If you’re thinking about replacing some of the system before 2014, now is a great time to install a new air conditioner. With the decreased demand, there will be seasonal specials and clearance deals, plus you can get significant tax rebates from the government when you install a new, high-efficiency air conditioner.
